Session #2: Partnering a Mega Project: Using Focus Groups to Break Down Barriers

Grand D-E

The Hensel Phelps design-build team was awarded the May Lee Office Complex project, right as the world was coming to grips with the chaos and uncertainty brought on by the COVID-19 pandemic. The team quickly realized the success of the May Lee Office Complex would depend on fostering a culture of teamwork, trust, and adaptability. A unique approach to facilitated partnering played a key role in setting the stage for what would become a hallmark of the May Lee project—an emphasis on building a collaborative culture that was fully supported by the owner, the architect, the general contractor and the trade partners. To foster this culture, the team formed small focus groups that addressed both traditional construction, such as exterior skin, quality, and design development, and non-traditional focus groups dedicated to maintaining team morale and developing new safety protocols.

This panel will cover how structured collaborative partnering enabled an interdepartmental Executive Team steer this complex infrastructure project, which was critical to enable four parcels and China Basin Park in a complex multi-billion dollar development program.
